Who's still thinking of buying a high rise condo after the earthquake?

Now that this earthquake has hit it appears that many of the Bangkok high rise buildings have been structurally compromised and no longer sound. 

 

The superstructure of the buildings has been weakened as evidenced by the many videos showing foundation cracks and structure damage throughout the buildings. As per the usual Thai response to such things, it is more than likely the structures will not be reinforced to original tolerances but the cracks and damage simply smoothed over and hidden. In the event of another earthquake, high wind event or other phenomenon some buildings may not survive and suffer the fate of the Chatuchak Park construction site.

 

Are you still considering a condo purchase after the earthquake and why, now that the structures are compromised.

Can you share some links to these videos showing structural damage or "superstructure damage" of the many high rise buildings that have been weakened? (Aside from the six that were declared unsafe by the BMA).

Who would assume after one day... all buildings had been assessed and then make a judgement.

 

6 have been classified so far...  more to come...

Me? No!!

My guess is that a lot of building throughout Thailand are structurally compromised now.  But TIT, it will be glossed over with brown envelops handed out to engineering inspectors.  However, when the next major quake hits, my guess is that quite a few high-rises will be collapsing in their own footprints.

:biggrin: "Don't worry about that cracks in the high-rise condos - trust us, it's only cosmetic. Slap a little plaster and paint over it and good as new!"

I have two houses on a rai of land.  Who wants a condo?

On the earthquake thread I was very skeptical about condos being checked. I'd swore I'd never buy especially after quake. That's still true - but I read in the post that Thailand does apparently have thousands of engineers that could and have already inspected buildings. I look about a lot of the cheap structures in my BKK neighborhood and don't see damage. I think my comments were a bit negative, cynical assuming the story correct.

 

Very disappointed I couldn't make simple calls, Line was down. Government sent no instruction to public. I really had hope about this latest government, but I'm so disappointed. But hey... Thailand is getting casinos and online gambling 👍👍 for the poor to offload their pittances to the Chinese and Sino Thai.

Agree, and really are silly priced per m².   Good for those without a trusting partner, or simply wish to remain single.  A pool with no maintenance worries would be nice.

 

I'm not neighbor friendly, so not even a consideration.  I also need a proper kitchen, which is as large as some condos.

Condo prices are ridiculously poor value. Then you have taxes, transfer and assoc fees. The bottom end is dropping. I see same condos advertised for years.

 

Most condos cost less than half to rent over buying. Yeah, in the end you have the asset .. after decades and what is that worth??

 

There are SO many problems with these condo as well. Not only the typical, but totally random one off stuff as well much do to poor build, quality

I wouldn't mind one at Krung Thep, as hotel prices have skyrocketed, and visiting the kid gets expensive, just for a day visit and nice munch out, on her days off.  

 

Aside from the 300 km drive, one way.

 

Something under 1M, with no amenities, so low maintenance fees.  Should be some nice sales coming up soon.

Under 1M will be a slum. Even outside central BKK and we'll away from transit lines. Prolly Bangna lots of cheapies. Air is horrible out there. BTS gets slummy after onnut which is not so special either

No they won't unless it's Chinese, foreign capitulation. Thais refuse to take a loss. They're still on the hook for short sale. There's no tax deduction for losses. They'll sit on it until the condo inflates to such a degree the price is acceptable.

Yes I would buy one of the hundreds of well built condos that have have now proven to be earthquake proof.

For a 7.7 magnitude earthquake, the other buildings were surprisingly robust. Compare, for example, with Turkey.

How many of the buildings that have structural damage will actually be reported?  The reinforcement of buildings is extremely expensive who is going to pay for it?   Would not be surprised if there are a number of problems in the months, years ahead for some of these high rises.

Even Chiang Mai, the tall condo building opposite central festival shows crack up every side and has been evacuated.  Do folks that buy those highrise condos get earthquake insurance? If so has nay company paid off on a claim/claims?  Just wondering seeing the cost and then the government condemns the bldg!

and yesterday a 5.5 wiped out the tall condo opposite central Festival in Chiang Mai!
