    This is my very first time to post a thread so please bear with me.  This morning I got an interesting email from one of the Pattaya real estate offices.  It was chock full of information on both the history of Pattaya condo projects and what's in store for the next few years.  I thought I would share some of the highlights with you.

   Pattaya has a staggering 293 condo projects, according to the report.  Just out of curiosity, I checked Reston, Virginia, the small city where I used to live in the US.  Reston has 67 condo projects.  Quite a difference.  293 projects gives lots of choice, both for buyers and renters. 

   Those 293 projects have over 130,000 condo units.  Even if you only count one person per condo, that's 130,000 Pattaya full or part-time residents, just in condos.  Likely many are not counted, along with many of those living in the thousands of houses, when census figures are drawn up.  Pattaya is a big city, and growing.

   The very first condo project, Garden Cliff, was built way back in 1980 and has 51 units.  Spouse and I actually owned at that project (of course you did, some of you are likely saying) and we always suspected that it was the first, or one of the first.  Thailand's prime minister at the time apparently came to the dedication.  Attending condo dedications these days would be a full-time job.  Nice project, right on the ocean. 

   Pattaya has 8 condo projects built in the 1980's and 33 built in the 1990's.  Contrary to the belief expressed by some that condo buildings go crashing to the ground here when they reach the age of 30, I believe all the ones on the list are still standing.  Certainly Garden Cliff is.

   Sticking with Garden Cliff, it is not only the first but one of the smallest condo projects on the list, with just 51 units.  The largest listed is Jomtien Beach Condo, with 3,700 units.  I counted at least 24 built projects with 1,000 units or more.

   Looking to the present and future, Pattaya has a, once again, staggering number of new projects either started this year or scheduled.  From 2025 to 2029, 17 major new projects were listed in the report.  That's a huge number of projects.  14 of the projects have 500 units or more.  To give you some idea of how big 500 units is, Zire Wongamat, a large 2-building project, has 480 units, according to the report.  So, multiply Zire by 14.   8 of the new projects have 1,000 units, or more.  That's 8 more projects the same size, or bigger, of the massive Riviera Jomtien.   Meanwhile, any massive road projects in the works?  Public transportation upgrades?

     I don't find any of them annoying.  Coastal, for example, does an excellent monthly newsletter with property listings, both rentals and those for sale.  But, the newsletter also usually has some other things of interest, such as local restaurants highlighted,  information on holidays, etc.

Apparently authorities are investigating 40k illegal thai companies, i bet a lot of those are condos and houses bought by farang, agents and lawyers probably still push them

Beware of real estate salesmen in Pattaya posing as 'helpful' friendly posters. 

The rent on my condo went down during Covid and; even though it has increased a couple of times post Covid; is still well below the pre-Covid level.

It's all about supply and demand and just now supply exceeds demand. Will this still be the case in 5 years or 10 years? Who really knows.

You get that on facebook with the health insurance threads, lots of brokers responding to queries, best ignored

I'm looking now and I don't see very many deals. In fact, several of the real estate agencies in town have nothing but junk and I can't even find available units on their websites and they don't have much of anything when I ask, even after trying for a couple weeks. It's always unavailable.

 

I did find some very few in town for around 18k baht I like that were not rented out. I don't call that cheap, although I'm used to living up in Chiang Mai. Other buildings all say full when I ask. There were others for 13k-15k a month, but they were just box type vacation condos, not something I would consider as a permanent living situation.

 

I even resorted to getting an Airbb for a month, as I could find nothing suitable. Your report of a glut of places and/or cheap prices is off base.

It wasn't my report.

 

I was renting 7 million baht condos between 15-18k per month in Bangkok. Great deals to be had.

Hah, you eventually got to the point in my mind as I read your post. There is only the Hi Speed railway project I can think of, and that will be some years yet.  The monorail seems to have gone quiet. 

Well in the last 20 years many very large  projects were built , low level with a village feel.

Then sold on  not to residents but  to people who then forgot about them and they are empty. Now the trend is for more luxurious tall buildings.

Yes it's depressing to think of what the roads will be like in a few years. Take just the Grande Solaire condo development on Thappraya Road, 2500 units potentially 5000 people, that's like a small town on its own. The roads around there are already very congested, and going into town, forget it. Does Pattaya City Hall even have a town planning department?

Those property listing sites in thailand are a waste of time. The reason being that thousands of people list properties and don't remove the listing when it's rented out. They just leave them on until next year when the lease would expire for a new tenant. The sites do not police or vett.

 

Even the agent I worked with gave up vetting ads submitted to his own website. He would check each one as I asked, then remove them one by one after he tried to contact the property owner and they would almost always say the place was already rented or just outright not answer because they typically list everywhere, not just with one agent and they don't want to answer useless phone calls all day.

So it's hard to actually see pictures of available units a lot of the time. What typically happens is you go into an agent and they drive you around to units they know are immediately available, or show you listings that they have recently checked as available, and you need to choose one. 🫡

     Yes, and that's just one project of the 30-some in the works or building now, with many in that same general Jomtien/Pratamnak area.

I've always said the day is coming when those who purchased property using Thai nominees will be left holding the can.  The clock's running down.

Yes the authorities have allowed it to happen, lawyers and agents are complicit, I only expected them to start prosecuting when there was a shortage of condos and houses and Thais were complaining

The French woman in Phuket who shot herself and left everything to her maid, only for the government to snatch it (due to the corporate structure) comes to mind.
