Applying for Non O Visa Outside of Thailand

I understand the best way now to apply for your first retirement visa is to apply for a Non O Visa in your home country and then once in LOS apply for the retirement visa. To be honest I would have rather completed the whole process in LOS. If I do apply in my home country. After I arrive I will need to open a bank account. Deposit the 800K in the account and then rent a Condo so I have got a lease contract. Is there anything else I need to do.

You have one option.

It is easier to get the initial non-O in your home country.  Doing it all in Thailand is problematic as you wont be able to get a bank account without the non-O, and you can't get the non-O without a bank account.  And make sure the 800k is in the account not less than 60 days before applying for the extension.

Depending on your immigration office.... The application for extension may or may not require a lease. 

Some offices may accept a TM30 alone. 

 

Re your second question., yes of course there are "things you need to do" 

The main is to comply with financial requirements

So I arrive with the Non-O. Open the bank account within the first 30 days of entering LOS. Deposit the 800k into the bank account and then rent a Condo. Is there anything else I need to do. I have emailed 3 visa agents to findout this information and none of them have replied.

If I have deposited the 800k in a bank account I would have complied with the financial requirements.

So you need to go to YOUR immigration office to get this list.

Thais don't generally do emails. You'll get a better chance of response using LINE app or Facebook messenger.

 

IMHO the best order in which to do things would be

obtain non - O in home country

Enter Thailand and get 90 day stamp 

Rent / lease room or condo and get the TM 30

go to immigration and apply for COR 

open bank account ASAP

Transfer 800 k into bank account ASAP

Because I dont like problems. Would rather pay an agent and not have the headache of dealing with Thai Immigration.

You need to be clear regarding advice for extensions using agent. 

In the main most folk use an agent to cover the financial requirements + convenience.

If you have a Non O eVisa you do not require onward/return flight. 

Showing funds to immigration on entry to Thailand with a Non O will not be required. 

Are you intending to use agent for extension

Your funds need to be deposited into a Thai bank. A screenshot of funds is of no use. All answers about the non-o are clearly posted above.

I will use an agent for the extension. When I mentioned the screenshot of my bank account showing the £19k. I meant at the stage when I applied for the Non O when I am still in the UK.

Got it. 

They should accept what you indicate. 

You could obtain a 3 month bank statement from bank with nice stamps and sent PDF of that.

Might be an idea to check the details here - I uploaded a pic of my bank account showing on the computer screen, they rejected it causing a 2 week delay. I downloaded the statement and printed it out , then photoed it and uploaded that , which they accepted.

Ask questions with a specific plan. 

You mention using agent however not even sure where you might (immigration office) apply for extension.

Just put of interest, not that it affects me, does this then open up tax implications if staying over 180 days?

May be applicable to other new people looking to retire/ live here.

It doesn't matter what Visa you are on (or even if you're using multiple Visa Exempts) if you spend >179 days in Thailand a calendar year then you are a Thai Tax Resident.

IMO ignore it.

When you apply on line in your home country you have to supply the last 3 months bank statements in 1 pdf document
