I find that its best to look at the various sites and see what prices they offer and then find which one offers the cheapest price , although they are all usually about the same with just a few Baht difference

long term I just use property hub and rent a 1 year lease, if I move out earlier they keep the deposit, for short term airbnb is the only thing I've found

Agoda have been the best for me during covid. Been pretty accurate when double checking by calling, and also hassle free if something happens. Easy to get money back or compasation.

 

Before I used Hotels.com, but during covid useless in Thailand. 

Don't do apps, but on PC to 'find' ... Google maps, all.accor.com, Booking.com, HotelCombined.com

Check the price on the apps and then have someone that speaks Thai call them. Sometimes can get a better price.

Many places aren't online, i found it was best on a motorcycle and check places in the area you like, alternatively walk but it's pretty tiring in the heat

My needs are quite simple, clean, big bed, aircon. Quiet.

I roll into town at 3 pm to 4 pm, start looking with my Thai GF. We can usually find a nice room for 500-600 baht a night. I always ask to see the room first, I check the aircon and plumbing is working. My GF gives the final thumbs up.

Have never used an app, IMO too prone to misrepresentation. Book on the app, what do you do when you arrive and your room is a dog kennel?

On our bikes ride outs we get to where ever we are and ask a Thai person they won't eat you.

Online deals can be great. Half price walk in.

I’ve booked hotels online in lobby on Agoda. Hotel was never crowded so thought I’ll just show up this

time should be sameish rate as online…. Nope 2x … booked online while at the counter.. 

There are websites like HotelsCombined.com which give you pretty accurate rates for all of the major sites like Agoda Booking.com and Hotels.com etc.

 

That said you will probably always find the cheapest rates at Agoda.com

 

And I always use the map view to make sure I'm not far from the beach or close to shopping etc.
