British Tenant Trashes Pattaya Rental, Landlord Seeks Legal Action

Featured Replies

A weekly visit to ensure things are correct wouldn't go amiss.

If the tenant doesn't like that, don't rent it to them

  • doesn't look that bad, perhaps they had an issue with the landlord that they're excluding, at least the rubbish was put in bags, no mention of his thai wife, I suspect there is more to this story

What is it to be?  accrued three months of unpaid electricity and internet bills, resulting in the disconnection of services.   Then, 30 April but fled the scene without notice, leaving

the state of that property is nothing compared to how tenants left my property in the UK.  Its not just Thailand that has trouble with tenants, its everywhere.........which is why i sold up all my property and use it for living here.  So much easier, and zero stress.  If i rented out my house here, I would charge a very high rent, and want 3 month deposit and six months up front, with an inspection after 6 months........if tenants dont agree.........then they dont move in...simple

Seems the Thai wife got away without any blame or discussion in the media or this thread. Maybe shes the one who grew pot, locked her keys on the inside and got scared of a bee and broke the mosquito net. Oh and dyes her clothes in the washing machine.🙃

Seen worse tbh.

Obviously the owner doesn't know the right people to remove people. If the police don't work then get the local mob to rock up in a group of 10-20 and tell them to leave. Will soon be running out the door .

This is exactly why I don’t put anything of real value into my rental property. I did have an issue years ago and learnt from that. Now for the past 7-8 years I have no issues and I also have the agency renting the property responsible for the check out and to make sure it’s not trashed. If do it comes from the deposit or if more from the Agent. They bring the client and I hold them responsible and it makes them more responsible for who they show and rent the property to. Renters definitely need to get the first and last months rent plus the deposit and they will usually not have any issues. Now I do have staff to take care of the pool and garden and they are my eyes on the property every week. Little things pay off in the end.

Very disrespectful behavior. Just no reason for this kind of ugliness. Let's all remember that name Alexander William. What a creep.

Disgusting individual.

Beware and properly screen renters.  Granted, a Thai landlord most likely wouldn’t screen to the same extent as a western landlord.

Here's a hint.  Not 100 foolproof but fairly close.

What do the tenants look like and how do they carry themselves.

Agree.

These jokers sound like chronic pot heads who only want to get high.

Strong base note of patchouli usually give these folk away.

Revoke visas, kick 'em out, ban for 3 years. 👍

... which is why I just invest my money into REITs... all the benefits of property ownership, none of the headaches dealing with these degenerates.

And the dividends   did I mention the quarterly dividends.

"The one-year contract quickly fell into difficulty when the tenant failed to pay rent on time and accrued three months of unpaid electricity and internet bills, resulting in the disconnection of services. She (landlord) attempted to terminate the lease in March 2025. However, the tenant refused to vacate the property, even when she returned accompanied by police officers. Mrs Chudanat said he promised to leave by 30 April but fled the scene without notice, leaving air conditioning units and lights running."

The tenant is a certified nanny-state loser. Never pays his bills, takes pride and satisfaction in getting stuff for free at the expense of others. And when the law catches up with him it's never his fault, it's someone else's fault and the state should take care of him. I wish him the worse if the Thai authorities decide to pursue him.

I rented a house in Bangkok a few years back for 12 months, kept it  very tidy, no damage and paid rent on time. When the lease was finished the Thai woman landlord failed to repay the deposit and the agent seemed to be complicit. My Thai partner had an uncle high up in the Thai Military so she got him to give the landlord a welfare call. The deposit was in my account within an hour 55555 !

Should not the letting agent have been more proactive. Property inspections ? If rent was even days late should have been on alert.

Tenant is obviously a lowlife but if managed properly and two months bond cleaning, repairs etc would have been  taken care of you would think.

Not sure if US wide, but, as a landlord, I would never give a “negative” review. Too many legal questions with deadbeats suing.   Best anyone would ever get from me is “no comment”

Like any other offender in Thailand, their visa should be revoked and then deported to send a message to others of the same ilk.

Only one side of a conflict being heard is never a way to make judgment.

So I don't make one!

It doesn't look that bad, this is only getting attention because she's hiso and has the cops in her pocket.

I’ve met a few nice thai ladies over the past few years but what I’ve experienced with them all is they are very untidy clothes and rubbish all over the rooms and I won’t even mention. Fridge ,cooking equipment or bathrooms

Gotta laugh at comments saying the property doesn’t look bad. Some of you lot must live like pigs if this is clean to you.

How can they deport  did you not read the article his wife is Thai I would have assumed he was the provider while she should be taking care of the property

He didn't pay electric bill for 3 months and service was disconnected but somehow left the air conditioners running?

In the UK, when my daughter was at university, she shared a house with 4 other friends all uni students. All had to get credit checks, and all parents had to act as a guarantor for their child renting the house, so we as parents were legally liable to pay for damage or loss rent.

Same thing in Canada. Also solves party  problems just call  mom and dad

It's people like them  getting the quality Brit tourists a bad name

Plus tarnishing the tourist  World class reputation of Pattaya which is worse

I am shocked 😲 ( not )

That's just awful. Really sad to see someone treat a home like that after being trusted with it. Hope the landlord gets justice and the place can be restored soon.

The best rental we had--when we were still renting condos--was a corporate rental from a Japanese company.  The rent was always paid right on time by the corporate office and the tenant, though a bit messy, respected the property and did not damage anything--likely because he wanted to stay in good graces with his company.  We are pondering doing a house rental down the road and we would love another corporate rental.   I think with rentals you need a very strong and specific rental contract, a big deposit, and the right to inspect the property at periodic intervals, with prior notice.

I rented my house out in the UK to a Polish guy and his girlfriend and brother. They didn't trash the place, but left it dirty, and were sub - letting (contrary to the contract), and when they vacated the property they left 27 black bags full of refuse (kitchen and otherwise) in the carport at the bottom of the garden.

I partly blame the Council because in the UK, all garbage/rubbish has to be segregated (glass and tins in one container, cardboard in another, kitchen waste in another etc etc etc) all collected on different days, and woe betide you if you put one tin in with the cardboard! The container/wheelie bin (which has to be paid for by yourself) has a label with a big red cross stuck to it with "CONTAMINATED!!!" written on it - you'd think it was spent nuclear fuel!!! Plus the tenants probably didn't read much English and were unsure of which days each type of rubbish was collected as the instructions given out with your Council Tax bill are all in English.

The bummer was that the Council refused to take the 27 bags of rubbish away, and I had to get them taken away by a Refuse Disposal Team at my expense!

Agree 100% - probably all from Esan. My Thai wife is a lovely lady but has a few undesirable "quirks"! (The shower room/bathroom is like a launderette, and not a spare inch of space anywhere in the house - every surface is covered by "stuff", which is continually being moved,  so you don't know where anything is! And why do Thai ladies wash the dishes and not dry them and "put them away"?  They're just left in a heap on the draining board.

I'm maybe being pedantic, but I believe that everything should have its place, so when you need something, at least you know where it SHOULD be! 🙂

Not interested they got their months commission out of the two months deposit.

As a landlord, I can tell you that is a complete waste of time.  I'd be happy to provide a reference for a problem tenant if it helped me get them out of my property.
