No problem if I have 100Mbht in assets and a 5Mbht Thai property.

Big problem if I have 6MBht in assets and a 5MBht Thai property. 

I'm thinking most of the white guys buying in Thailand have spent all.

Why do you have to worry about visa extensions? It seems you have plenty of "assets" so what's the problem?

If I'd paid 2MBht cash for my home, I'd have nothing in my UK bank.

I much prefer to have that money in my UK bank with zero interest, and take the 4.74% yearly hit on the Thai mortgage as 'insurance'.

 

I can imagine a 'near future' where all foreigners in Thailand are 'invited' to leave the country.

Happened in Vietnam, happened in Cambodia, happened in Uganda, happened in Rhodesia, happened in Yugoslavia.

Those who refuse to learn from history, are doomed to repeat it.

I follow the general news everyday, but I don't remember reading anything about people had to leave those countries.

Yes, but off topic ..........

My family owned a large farm in Rhodesia, one day a pickup arrived with guys carrying AK47's. They were told to walk away only with what they could carry, as they walked through the gate, the farm burned (mid-late 1990's). They ended up renting a 1 bed flat in the UK.

That is obviously a sad story. But I have to admit I don't see a connection to Vietnam or Cambodia or Thailand in the recent past or foreseeable future.

And yet, I'm not a renter .........

I've spread my risk using a Thai lady and a Thai bank.

(my total exposure is 300kbht + monthly mortgage 'rent')

Let's be honest much higher risk a thai wife takes someone's house, pickup and money in a divorce, appreciate a mortgage will help in your case

The world is getting less stable, but up to you, you can risk your money betting on whatever you like. I choose not to bet on Thai property at this moment in time.

Those were during wars and revolutions and ethnic cleansing .

   I cannot envisage Thailand going down that route .

As far as I know Thailand has clear rules for permanent residency and citizenship - like many (all?) countries.

If he wants citizenship then he should apply. And obviously he could have done that already since many years.

 

Personally I don't think those rules should be based on being the trainer of a person who is successful in sports.

Myanmar was ruled by the military for a long time. Even when the military was in the background in the last years it was clear to everybody watching that the military was still there and very powerful.

 

Thailand is totally different. Yes, Thailand had many military coups. And it had lots of bad and corrupt politicians. But how much did fundamentally change in Thailand in, lets say, the last 50 years? Very little!

We dont live in Burma though .

Burma has been unstable for many years .

Civil wars and factional fighting and also a hostile Government .

You need to get a visa to stay in a Country and usually that's restricted to on a monthly basis , unless the Country offers long term visas if you meet the requirements

For the record, my wife's best friend works for CBRE and while she was making very good living selling 30 million baht condos a few years back she literally had to change her job peddling Amway. And yes, she is doing very well because she is a good sales person, but the majority of Thais simply have no money. 

I've said several times I do not own a condo, nor have I ever claimed they were good investments. You are either not paying attention, making things up or (more likely) both. 

 

Don't the majority of people everywhere have no money?

 

Don't the banks everywhere hold the paper on most of the property?

I agree it would be stupid for anyone with so little money to pay cash for any property. 

 

I do not seem to have any trouble getting the visa extensions.

so you bought the lady 'outright'? ???? If that money is in the bank what makes you think you'd lose it outright? Even when there's a 'bank run' you never lose all your money or do you see the Baht going the way of the Zimbabwe dollar anytime soon?

Buy your condo, buy your Elite 20 year VISA, live in the condo for the next 20 years hassle free guaranteed!  How has that worked out for you all?

Having a 20 year VISA you can't use because you need a border hop every year to stay here.

 

Who would have guessed their 2MBht VISA would become worthless so soon?
