Is my understanding correct that if the landlord sells a rented condo then this does not impact any rental contract in place?  And if there is also no clause in the contract allowing the landlord to terminate early, then is there anything the landlord can do?   

And finally, it is my understanding that the tenant also does not have to permit viewings if not explicitly laid down in the contract, so the whole thing seems rather difficult without the full support of the tenant?   Is there anything nasty which landlords then can do?

Section 569. Transfer of Property does not terminate rental contract

A contract of hire of immovable property is not extinguished by the transfer of ownership of the property hired.

The transferee is entitled to the rights and is subjected to the duties of the transferor towards the hirer.

What bad things could happen?  I do not want to move and actually just moved there a month ago.  Also, difficult to imagine how anybody would buy the condo without having seen it from the inside and I do not plan to allow people entering the apartment

As I understand it, the owner has the right to inspect the property, but they have to notify the tenant. 

 

Is the water and power in your name?

Nothing in the contract on a right to inspect the property.  And in any event that would only be the landlord, but not together with the prospective purchaser.

Water and power is not in my name.  All stayed as before.

It does not need to be in the contract, and it does not have to be the owner that does the inspection.

Life is to short for any BS over this , plenty more rooms to rent around town.

I understood if the rental is less than three years as most are, it wont be registered at the land office so the renter has less options if the owner wants to sell. Renter will need negotiations with the owner/new owner whether the rental can continue or some kind of compensation if the rental period paid for cannot be seen thro. Happened to me once, owner wanted to sell, I wanted to say, so I bought the place myself - another option!

The answer to your questions are all contained in your lease.

 

You can not ask us, who have never seen it, the terms and conditions stated in your agreement.

Eventually you have to go outside.

 

Frankly you have no clue where you are and how you and the rights you think you have are not important here.

 

 Best to try and get along in Thailand and be nice.  Being combative or threatening landlords with “my rights” is a risk you will regret.

As a landlord I would inform them you just moved in as stated and if they want you to move seems only fair the landlord pays moving expenses if any.

 

In US they sometimes offer cash for keys. Try to negotiate, yeah no problem I'll move but I want a months rent and the full deposit back when I hand over the keys (not X amount of time later) you'll never see the money and the expense of a lawyer will make it Not worth your time.

Had this happen to me a week after I signed lease extension with the landlord. The landlord made an appointment for prospective buyers and the place was shown as a courtesy but it was  confirmed that my lease would be honored. I am not sure it was sold or not-guess I will find out in January.

You’re trying to stop a Thai from selling his belongings. If he’s desperate to sell, he will find a way to deal with you. You’re just a small obstacle in his business plans. You’ll be dealt with long before your court hearing if you choose that route.
