Landlord didn't pay maintenance fee, now condo keycard locked

This is Thailand there is always a solution, How much is the management fee? yearly or monthly, how much is your rent monthly? go and negotiate with juristic office to pay monthly and deduct it from the rent, we own a condo and if you want you can pay monthly, we pay yearly and before a certain date for a discount, all they want is their money.

my place installed additional CCTV, now they can see in my condo when i have the door open, probably see me in the shower sometimes

Absolutely, they watch foreigners, but I don't think it's paranoia. I'm not sure of the exact reason. It's certainly not crime. I put it down to boundries just being different.

 

You can still find living situations here that are very private, you just need to be careful and take your time when deciding.

You will most likely lose this no matter what you do. Many landlords do not give back deposits and make up reasons why. 

So you may as well stop paying the rent and tell them they will get it when you have access to the building you rented. Without that access they are violating the rental agreement and basically locking you out of the building anyway.

Especially if the condo fees are not paid. They probably don't have the deposit to give back.

The worst and crookedest landlord I ever had, gave back my deposit. Many do not.

How much is owed on this fee? 

 

Might be just better to pay the damn thing and when you move out hide a piece of blue cheese inside the ceiling.

Owner made no attempt to fix any of the above. Return of the deposit was promised but never happened.

Most agents will rush the viewing and say that the owner fixes anything broken after you move in. Happens almost every time with me.

 

You need to check every little thing BEFORE you pay the deposit. If you really like the place you do a second viewing when it's fixed.

How about you pay the maintenance fee, deduct from the rent, and tell landlord what/why you have done it. 

 

My advice: ask someone living on the same floor like you to lend you his key card for a few minutes, go make a copy of it, give it back and enjoy your stay with your own key card.

       While I have sympathy for the renter, I applaud the Juristic for cracking down on delinquent owners.  If a condo project has working, regularly serviced elevators, security and other staff on duty, a clean pool, working equipment in the gym, and other things, it is the result of responsible owners paying their maintenance fees.  I liked the post suggesting the renter work with the juristic to pay part of his rent towards the delinquent fees and I would try that first.

Consumer Protection Board (สำนักงานคุ้มครองผู้บริโภค, OCPB)

This is the main government agency for tenant–landlord disputes.

Phone: 1166 (Consumer Protection Hotline).

They accept complaints about unfair contract terms and landlords withholding deposits or failing obligations.



The building will also have a residents/owners committee.

My previous landlord hadn't paid the common fees for 8 years but I had no issues (I lived in the unit for about 12 years). 
Eventually I just moved into a bigger unit on the same floor.

Landlord here. In Florida if this happens the rental payments go to the Condo HOA to cover the unpaid maintenance assessments.

 

Thailand should do the same thing.  Not paying the association is the same as stealing or theft in my eyes.   You knew when buying they had required maintenance fees.  If you don't agree then don't buy a Condo.  Go buy a house and you can defer maintenance all you want.

He claimed she was the greatest estate agent in Thailand and even posted on his channel how good she was. Mother could not understand why next day after moving in she could not access the common areas with her key card only her front door and lift.

I have noticed that a lot of time those people or businesses who have great reviews or seem perfect, or try too hard for the sale are actually hiding something. It's like a mask made to fool you. What I want is just average and getting the job done, with no negative reviews.

Therefor the juristic office locked all access cards and I can't enter the building. It's super inconvenient now as I have to wait for other people to go to the elevator, etc and I can't even use the stairs because they locked the door there as well unless its open by coincidence. 

I still have a half year left in my lease and to be honest I don't want to break it now because I like the location, price and I paid around 30.000 deposit which I don't want to lose.

I have contact only to the Agent but they are slow and keep me waiting for days without any useful update. Also my girlfriend tried to talk with them in thai multiple times but she hadn't much luck either. 

Do you have any ideas what i can do besides moving? Could a lawyer help maybe?

If i was You, i pay the management fees to the condo's manager office, direct. 

I will deduct this money from the next month rental fee. Our house park, the security no open gate, for drive in, to the non payers
