The owners can develop the land as they please....legally of course.

 

People in Jomtien will care especially if it's something big and a new thing for Jomtien.

A monorail station would fit that and so would a luxury mall.

I think there's still chunk of inner city jungle just south of the VT condo next to Central that stretches from Beach to Second. No bananas on that one, and although a lot smaller than the Jomtien plot, the price must be in the multi millions. We may assume that owner can afford the glacial tax rise and comfortably avoid any compulsory purchase or seizure... like the city has enough money to get lawyered up or buy it themselves.

I've searched online and am getting a lot of rumors and theories, with very few clues as to the reality.

Also a lot of jokes.

If you wish, you may want to post your own theories and jokes, but what would really be useful is to hear from are from people that have some kind of inside info track about this.

Thailand can never have enough malls. So my guess is another giant mall, with a 7-11, a Lotus Express, and a Tops Daily next to one another on one corner.

Large tractor plowing the area late yesterday arvo, could be hemp hub maybe😭

Well, they're building dozens of these mega condo buildings all around this area and there's already tens of thousands of cars, buses, motorbikes, etc..

 

..so this is probably going to be a future Monorail Jomtien Station.

not that far fetched, they are always keen to widen the circle of their friends 

The missus says that the CP Group is going to build some kind of large complex there. If that is the case, the traffic will be horrendous.

Can anyone share any "insider" info related to the banana tree theory and what it means to this SPECIFIC area of land? I get the point about it being a common thing in general. But I don't think anyone has said yet that they really know anything definitely about the specific location in question.

I have seen land planted with bananas, then bananas removed and the land built on. The new Best Supermarket was a night market pre-Covid, then a banana plantation when the market closed post Covid, now the new Best Supermarket. This is on the Pattaya/Naklua Road.

It can happen.

Maybe move the airport bus station across the street there as well and along with the monorail station it could become a transportation hub.

That would only take up a very small percentage of the cleared land.

There might be enough land there for a small aircraft airport. But it's a crazy location for any kind of airport.

Thailand maybe but Jomtien (well the beach side anyway) has exactly ZERO malls.

and the rest being either overpriced junk clothes shops or fast food outlets, are these developers blind to the rise of reasonably priced online retail ?

Luxury malls in Thailand and other Asian countries are about a lot more than retail shopping.

Possibly because of the aircon they are more like malls used to be in the USA.

A third place after work and home. Community gathering and socializing places. Places of entertainment and culture. Last but not least -- FOOD PARADISES.

Jomtien people need to travel into Pattaya for that.

This morning there are a lot of "Saplings" being planted in neat rows, so it may be the authorities wanted the homeless and their dogs moved on, as they have been multiplying in occupancy latley and also tidying the area up.

Well as I said I did see a real estate company web page that talked about that location as being the future main Jomtien MONORAIL station. But I'm not aware if that project has been officially approved and funded yet (or if it ever will be) but the location does make sense for that. If true it would make sense for there to be a major shopping mall (destination) adjacent to the station. 

MonoRail was officially shelved last week pending the election of a new government which will mean going back to square one as the list of contract and land-taking beneficiaries will no doubt change as well. 

And then, after a year or two, the new Government could possibly be declared illegal: another re-set.

One thing certain; not in my lifetime.

There are also large tracts on the north and west sides that have been 'fallow' forever and no sign of bananas either. The one with beach front is probably way more expensive but that owner can handle the tax, one way or another. Most obscenely rich folk here can do that without buying bananas.

 

So, for now, and until the huge hoardings go up, I see it only as a tax mitigation exercise.

Yes traffic would be bad. I assume you mean Tappraya and Tepprasit. Maybe a Monorail would mitigate that somewhat though.

That makes sense about the election. 

The last I heard is that there are plans for the Monorail but not yet approved and that the initial plans do include a Jomtien station there.

Yeah I understand the pessimism about the timeline as well.

However, if there was a Monorail station that would be an argument for the profit of buiilding condos there for even more profit than a mall.

No, I mean the light at the overpass on 3rd Rd and Thephraya, in both directions. It's already pretty bad coming from 2nd (?) Rd/Indiatown
