Minimal flooding only occurs Darkside when the water is running downhill to central Pattaya and accumulating the rubbish from a thousand drains.

Walk in Soi Lengkee during a downpour, good luck.????????

Very true!

As a newbie just rent View Talay 6, on beach road, 17-20k for 48m condo, good location and transport on doorstep

  • OP, there are literally 10,000 condos that would fit your criteria. Comes down to personal choice. You can live above a bar, or a couple of kilometers away in a quiet soi, you can be beachside, suburb

That would be railway road, not Darkside where people live?

Yes, it is a notorious flood spot.????????

Yes, you are missing a lot. You can't have a seaview from your room, you can't walk to the beach, you can't walk to Walking Street, you can't walk to all the 3 big shopping malls on 2nd Rd, you can't have 10 baht Songtaew rides, no need to have a car or motorbike. That's just a few things, but there are more than that ???? Oh, and pick up and girl and tell her you live in the middle of nowhere and see if she will go with you lol

Who in their right mind goes to the beach, visits 3 shopping malls and takes a girl "home"?

Seriously funny.????????

All ready got the offer but rice and cows is not exactly what I want.

Not sure about that... many seem to want to get out of town after some years. I always though those remaining in Central Pattaya were those who didn't want to drive and could be seen walking down Arunothai with a shopping bag early morning, and had the odd meal from a 7-11.

They walk up and down that road from Nirun Condo’s to the Big C and often eat at the food court there. It’s older people generally. I think they walk to save on transportation costs.

Get setup in a hotel and look around.

Must have seen that advice a thousand or more times. Still the best advice out there.

Pratumnak condo rent is high now now with all the tourist in high season?

PKCP Condominium fits all your requirements.

Walking distance to BigC extra and Soi Buakhao.

Bolt taxi to soi Buakhao is 35 baht.

I stayed in the Euro next door. Lasted 2 weeks. Could not live with the thump thump of the Thai clubs on 3rd Rd. at 2 am. Is the PKCP better for avoiding the club music? PKCP might be more sheltered by Centerpoint and the Euro. Great location, thats for sure. Thanks.

As have the same script, thousands of times before.  ????

Aspire to retire in Thailand, living by a beach.  End up living in a rice growing village up north, with no assets in your name.  What a way to see out your twilight years.  ????

You see and think what you want. How I experiense my life compare to what you see and think, is your business and not mine. Isaan life is quite up to each and one, and for me, it something that make me get up in the morning with a smile.

And also perfect base to travel for holidays.

When you first came to Thailand and explored Thailand, did you really go to a village in Issan on your own accord and decided you like it, or were you lead by the nose by a Thai lady?  I mean, who goes to Issan on their first holiday to Thailand?

As for perfect base for traveling for holidays. travel to where?  International, or domestic?

I like Jomtien. Drive my motor bike in back alleys only and then park at Rompho market parking lot. Cross the road and walk soi 7 to the beach. Do my evening stroll on the beach road. From beach road I used to take Songtaw to anywhere in Pattaya but now that I have discovered bolt, I hail it from my condo. No roads from my condo to Jomtien beach roads are flooded. I can go anywhere in Pattaya now for 80 baht max using Bolt, including Soi Buakhao, if desired. I don't like Walking street or going to bars every day. When I do desire may be once a few weeks, I take a bolt to Soi Buakhao. May be once a few months visit a gogo. Now that my sugar babaies are all gone, I need to find a new one when I visit next year for my 6-month sojourn.

I think it all depends on the life style you want. Condos are plenty and you can rent in lots of places, from high ends sea view condos to moderate rent one bed room 10K/month condo. I Bet there will be cheaper condos also but I have not pursued those. Pattaya gets flooded in most places including Sukhumvit road. Just stay put in your place when heavy rain is forecast. Buy a used motor cycle to drive in back alleys only for errands to 7/11 etc. Use bolts for every thing else. My maximum bolt charge was 6K/month and 2K/month was minimum. You can go to any grocery store, malls, etc. for a max of 80 baht from anywhere in Pattaya.

I am going to Thailand to visit Buriram for a while....... said nobody - ever.

I went to Buriram (for 12 years) enjoyed it; but I only went there because my partner lived there. When I discovered Bang Saray I didn't live in Buriram anymore.

I would like to find a condo that has a decent sauna and perhaps a decent gym. Any ideas how I can filter the condos in Pattaya by this?

I have visited Isan both with girls and travelling many years before I settled there in the very beginning of covid. So no covid, no Isan. And now I have a wife, farm, animals and a good purpose to wake up every morning. Cruising around in Thailand and also visit a few europeen countries and family.

Isaan is big and diversed, but as said have everything I need and good quality life. Peace of mind

Most newish condos will have a decent gym, but Pattaya has many gyms, also popular saunas in Jomtien such as Sands. If you only want a gym\sauna at a condo then look on Facebook marketplace

If you stay south side it's OK.

The Euro side has the same, but I'm used to it.

Everyone do what they think is best for themselves and their partner, and not for one second I believe I can change your mind, Im just saying life is what you decide to do with it with your experiences and what you want to do with your life. If Pattaya feels good for you, then good for you.

What I know, is that Isaan and Pattaya have its own challenges and not for everyone. Im happy to be able to have a decent base, and can travel whenever I want, not everybody is so lucky.

To me it is a bit single minded trying to make fun of people who avle to make their own decisions even we would not think about Isaan as an destination if we married a Bangkok girl!

A good life is what you make it to be! Right?

I never walk around during downpours anyway. I'm not sure why our Bashers try to pretend they need to lie on the beach during a downpour but can't do because of the flooding a few times a year.

The old phrase about "not enough sense to come out of the rain" comes to mind.

OP, if you have read the responses you'll see there is a wide variety of opinion regarding locations to live in Pattaya--there's a lot of choice in housing types, pricing, and neighborhoods.  Your lifestyle will help determine what area might be best for you.  Some like to be right where the action is, others prefer quieter areas.  So nice there is so much choice here.   It's all up to you.

In the 12 years my partner and I have lived here, we have hopscotched about all over Pattaya--from South Jomtien to Central Jomtien to Pratamnuk, to South Pattaya to North Pattaya and to Wong Amat.  We are now in a pool villa on the Darkside and liking it here.   Beachside, I think we  liked Wong Amat best for its location not far from Terminal 21, Big C Marina, Central Festival, restaurants, movie theaters, Index, Home Pro, and hospitals.  North Pattaya was getting a little too busy and congested for us but it's also a nice area.

Hipflat is a good source to search and it allows you to search specific areas, such as Central Pattaya.  The project listings give you some information about the condo project, usually with photos.  Click on 'Condo Projects', then 'Pattaya'.  A list of 'districts' comes up and you can start your search from there.  Good luck and welcome to Pattaya.
