British and American men arrested for real estate violations

On March 15, 2567, the Special Investigation Department, operating under the guidance of Mr. Witawat Sukhantaros, Director of the Tracing and News Investigation Center, apprehended Mr. David (surname withheld), a 58-year-old US citizen.

 

He was wanted under warrant number 4723/2566 issued on December 19, 2566, in Case No. 38/2564. He stands accused of acting as a shareholder or a person empowered to act on behalf of a legal entity, being complicit in the illegal activities of a corporation according to Sections 36 or 37 or failing to manage affairs properly to prevent such offenses under Section 41 of the Foreign Business Act BE 2542, reported Siam Rath.

 

The investigation stemmed from Case No. 7/2561, where companies providing legal consultancy services were found to be facilitating foreigners in acquiring real estate in Surat Thani and Phuket provinces.

 

The managers, British national Marcus (surname withheld) and American national Paul (surname withheld), orchestrated the establishment of companies and subsequently transferred shares to Thai nationals to conduct real estate transactions with foreigners, a practice restricted by law.

 

Following a thorough investigation, legal proceedings have been initiated against the implicated parties. Mr. David, notably, was involved in transactions where properties were sold to foreign individuals, a violation of laws governing foreign business operations.

 

He attempted to evade arrest but was apprehended near the entrance of Chonburi Hospital. The apprehending officers have informed him of the charges, and legal procedures are underway. The authorities are committed to ensuring justice by diligently pursuing all individuals implicated in the case.

There are lots of Thai Auditing companies doing this; and I mean LOTS.  I'd be pleased to accompany the police to the offices where I was diddled out of my house.

It's amazing the lengths us foreigners will go to have some dirt in our name. They're coming for us (foreigners) the white devils. 

 

Just keep your head down, only speak when spoken to. Sort of like prison rules.

No, they are only after those farangy's on the fiddle to boycott Thai laws. If you are on the fiddle in some way, stay behind the curtains.......:whistling:

I wonder how many real estate transactions will be unwound, costing unsuspecting foreigners $$ millions.

 

I also wonder whether they're genuinely trying to clean it up, or just steer the money to the right parties.

There are always crims trying to profit from the gullibility of fellow humans, and there are always idiots that think there are ways to work around Thai law regarding land ownership. I wonder how many are idiots that got conned by the little ( Thai ) woman to buy her a house as well as getting conned by the crims that prey on them.

6:30 He states that the 30 yr lease is automatically renewable? I'm not so sure thats been proven yet. Another bugbear is it being willable? I'd need proof or examples of this 1st.

They may be fine with the current lessor but things change over time a different lessor may not sgree with the original agreement.

These folks are not destitute so even if they only got use of it for 30 years it would have cost them $277 usd/month if considered rent up front.

100,000 ÷ 360= 277.777

Yes after 20 yrs in LOS I know or have met dozens of farangs that have bought houses/land under these circumstances. There must be a ton of villas in Phuket under these schemes of company proxy ownwership

One chap told me his house is "covered" at it's in his solicitors name.lol

Yup, those solicitors didn't get their reputation by being honest. They probably have an office party after muggins gives them a whole heap of loot to evade the law.

Top of my list of people not to trust would be lawyers/ solicitors, and second is Thai wives.

All attachments to anything earthly end in failure. Had all the stuff, designer wife, Big house great job, Benz, BMW etc. 25 years ago a grabbed backpack and left the keys in my Volvo at Chicago O'hare and never looked back.
