I'm here for the next few weeks before going back to Australia 

 

I will use my time productivity unlike many who sit in bars all day 

I plan to do my "self study " and analysis and create graphs on condo buildings 

Does anyone know much about the Olympus Condo block

I took a lot of photos there last night ,seems to be a "Greek type theme " with white decorative mouldings

 

Very beautiful but seems out of the way 

You start by finding a bargirl who has a similar interest. Marry her, find a shop, refurbish it, buy her a wardrobe of 2 pieces with tight shortish skirts, and away you go!

There seems to be a lot of theme style condo buildings 

Absolutely stunning many of them 

 

Carribbean etc 

 

Look guys I do like the Flybird condo although it's probably the lowest class condo block in Pattaya with no lights etc on the stairwells

You’ll need to cross your t’s, dot your i’s, and ensure the contracts aren’t a disaster…

 

....Then maybe your ‘self study’ can tackle the radical concept of ending a sentence with a full stop !!!...  :whistling:

 

     Prepare for a lot of hard work if you want to be a good agent.  And, some likely lean first years as you get started.  I have posted many times that I am far too lazy and far too impatient to ever be a real estate agent.  Definitely not for me as I saw first-hand how challenging a job it can be by observing one of my sisters, a good, hard-working, patient real estate agent.   As one of my brother-in-laws is fond of saying, "I'd rather take a bullet."

    But, I am certainly happy that there are good, hard-working, patient agents in Pattaya who have listed my properties for sale and found buyers for them.  My spouse and I sold a few of the properties ourselves but most of the 20-some properties we have owned in Pattaya were sold by hard-working agents finding buyers and bringing those buyers to our property for sale.  We are grateful.

In the 90's I had business, Management Rights in QLD,


I had to manage 44 units, all owned by investors living southern states.


The business made a lot of money, I had a restricted real estate licence, I could sell property for the landlords and receive monthly rental incomes, also had the caretaking agreement, I employed a couple for these tasks.


It was very stressful at times, people coming to your door all hours of the night drunk, lost keys etc. Malicious damage was rife, renters really have no respect for other people's property, scum bags.

Why not start as a Grab Driver? You would learn where every condo is, see a lot of for sale signs and soon will be a insider. Then you start to talk with your passengers about real estate, selling them condo's on the way. Or lock the doors so they can not get out and sell them time share. 

 

You will be stinky richt very soon that way.

No licence required.

 

you will need a non b visa and work permit though.

The only qualiacations you need to be a real estate salesman is to have experience as a dodgy used car salesman.

For rentals, they seem to push the high-end pricey condos more, probably because they get more commission on those. 

 

 

Maybe a good idea to get a job for an agency first and see how everything works here. If you like it you can just go set up your own company, transfer your WP to that and go for it. Remember you will need 3-4 Thai on your payroll to get the work permit. 
2nd option find properties post them on Facebook and say willing to split commission. That way you don’t really have to do much, just provide the info and get the key from the owner and you speak to him, but give anyone trustworthy the key for a viewing. If you go eventually someone will eat you out for not having a WP.

That was me with the laughing emoji.  Sorry, but I laughed all the way through your post, especially the '...you don't really have to do much...'.  

With the drop in tourism and with the comming exodus of many foreigners retirees who will seek to leave Thailand for Vietnam and other more friendly Asian nations with far less visa or bureaucratic hassles and red type.......wonder if it is a good pitch to get in the real estate now in Thailand ?

You forgot the Mercedes Benz for wife to drive customers around, a nice AMG goes well with short skirts and long legs.

All Thais believe they are Estate Agents so competition will be fierce. Common practice to roam around collecting For Sale/ Rent phone numbers and advertise them without landlords knowledge

The worst with the job as an real estate agent, is all the time thieves who think they can waste your time for being driving around for free looking at properties who have no money or will to invest. 

 

Dick heads with all kinds of stupid questions and mostly want to impress their bar girls, and on top of it, smells alchohol and cigarettes
