Is it possible to buy a house in your thai wife/partner's name, then at the same time rent the house back from your partner at a peppercorn rent for say 20 to 30 years?  That would cover you in the event your partner decided to kick you out or even if you have a trusted partner and they suddenly died then the family could not take the house from you whilst you had the rental contract in place.

What is usufruct? Is that a common practice in thailand? If so, why don't more expats cover themselves this way?

If the house is in the village...would you really wanna stay there if she wanted to kick you out?...if it's away from the family where you have support of friends fine.

Messy! Why do you have to BUY her a house? Can't you just rent close to her family or buy a condo close by in your name 

 

Of course she wants a house to build assets like most of the others. A house up country will just become her house in the future most likely. Buy a condo in your name somewhere you actually want to be, probably can rent a house if need be, I appreciate she may not like that idea

a friend married a non sex worker, even more trouble getting a divorce. Families with money can make more problems, of course it's all OK when things are fine.. 

I suggested to the woman who I live with that perhaps one day in the next couple of years we buy a house, she can then use it as collateral to mortgage it and the funds would come to me.

 

There would also be a 30 year fully registered, taxed and 'paid up' lease although this may interfere with the mortgage - this is where legal advice is essential.

 

Usufruct is much more complicated based on what I've read, I believe it involves purchasing land and then building a new building and some places outright refuse to issue them because 'they don't want to issue  usufruct to foreigners' - just the usual 'hate foreigners' routine by the local boss.

 

I would hire a good lawyer from a reputable firm in Bangkok to handle any affairs like this. There should be no link between some small town local lawyer and the local authorities who make any decisions.

Yes, you can set up a 30 year + o lease from the house owner (wife/girlfriend) .

You will also have your name on the chanot.

If her desire is for a house, rent a nice one.

If she doesn't like it, find another girl plenty out there who don't have the "buy me a house" demands.

Based on that I have to say the divorce rate maybe 10% assuming posters weren't using a bit of load ????

Why wouldn’t the family be in an area where there is good education for kids ?

 

This wouldn’t be making the assumption that every girl who marries a foreigner comes from some backwater deep in the countryside, would it?

 

 

Plenty of families come from Bangkok where there are excellent international schools. 

Chiang Mai and Phuket also have good international schools.

One of the conditions for me to consider buying property in Thailand that my wife and I agreed on was it was nowhere near her family.  
 

It has nothing to do with schools or being in a backwater.  
 

It’s 100% a matter of avoiding her family’s drama.  
 

They’re sweet folks and all but I asked my wife to name a time we spent time up with her family and someone did not end up in a fight.   
 

Never physical fights.  Just too many old sisters living on the same soi for their entire lives.  
 

My wife thought I was exaggerating but the next few times we visited I made a little video of the little dramas popping off and she laughed and acknowledged that the aunties do like to be dramatic.  
 

So, living in her hometown is not even on the table anymore. ???? 

Buy a condo in your own name. Or buy by on company, 49% yours, 51% your wife's. 

Usefruct. Buy in her name, you have right to use in till your death. In Europe a quiet normal arrangement with children.

Correct..I did the same, put the house in my step daughters name with 30 yr lease fully registered with the land office here in Pattaya My name is on the Chanote. All done thru a lawyer cost me 30 k to get done but no sleepless nights. She cannot sell the house or borrow money from the bank/mafia using it as collateral.

Highly recommended.

Find a woman who's already paying off a house or help  get a mortgage. If things are still going well in a few years time you can just pay the loan out and hopefully live happily ever after.

Bear in mind the Falang are probably unaware how happy the Thai lady really is

just rent her and the house....then if you change your mind about either way easier to change with NO consequence. 

Would anyone buy a house for their girlfriend like that in the UK? 

 

What is the compulsion farang men seem to have when they come here to buy / build houses for their gf's? Is it to bribe the woman to stay with them, like they own them something? 

 

Seems really dumb to me, especially more relationships here end in separation. Might as well just give her the cash.

By law, if your wife/partner buys a house (including the land of course) then the money for that purchase has to come solely from her savings, and proof that she has saved the money from her own efforts can be asked for if things turn a little "sticky".

 

Something to be aware of when going down this route.

Not so easy that. Have to fall out of love, go through all the rigmarole of searching for a new love, the courting process etc... Could take awhile.
