Yes, landlord told them to not re-open until the 1st August.

Boxing Roo bar on 3rd road opposite soi Lengkee is closed and up for sale..."highest offer" the notice says

I suspect the vendor won't be impressed with the highest offer somehow.

It was strange that they didn't open. Do you know the reason the landlord had?

Got the impression from posts that the bars made, that the Landlord would rather other areas were the guinea pigs.

This is not correct. Walked there today and almost all bars were open.

When the powers that be return to the real world, we'll probably see some improvement. Like, they're living on credit at the moment, so far as I can see, borrowing like crazy, that can't go on forever. Actual income earners, like the bars in Pattaya, will return.

Were there any customers?

At this time not since it was still early and they prepared for the night business. If I have time the next days I will go there in the evening and let you know.

Nonsense.

It's not nonsense.

The strata, that is, the air above a ground floor complex of beer bars, is now worth a lot of money.

What makes more money.  Soi Made in Thailand, or The Base, for example?

The days of old decrepit beer bars under a tin roof are coming to an end, especially at 85, 90, or 100 baht a beer, and with ridiculous lady drink and bar fine prices.

The beer bars are not going anywhere any time soon...

That really does depend on when the borders open up again with no quarantine restrictions.  Even then, it's highly likely that demand won't meet supply for years to come.

Pattaya has a hotel and condo glut of biblical proportions...The beer bars are not going anywhere any time soon...

the thai business model....

'Build it and they WILL come'

how long before MiT bar complex falls into this ideal?

As soon as the CoViD19 falls?

Sure , borders open for tourists already will help a lot . Right now , numbers would be pretty low , as most people do not want to get stuck far away , but some will make the jump . The supply and demand thing , yes you are right , but there was always more supply then demand . The surplus would now be higher , meaning , you will get more or better for your money . Is it for years to come ? Difficult to say , if there is a vaccine then i expect a fast rise in tourist numbers next year . If not , prepare for the worst ... ( and personally i think the worst is already coming our way , and this event will not be limited to Thailand , and won't even have anything to do with Thailand ) .

In Pattaya there are a large number of closed 7 Elevens even the new big ones

And a new one opening on Arunothai, number 4 in 400m I think.

ah yes, about 5 foot from the balcony of some Nirun condos, they can't be happy. Arunotai is a busy soi so maybe makes some sense

It must be the worst rd in town to get down.... there are a few Family Marts there too, so the condo dwellers must all be impulse buyers and avoid nearby Big-CX.

The only question about the beer bar complexes is will they die before their dwindling and ageing traditional western customer base. Nostagalia and blind optimism seems to be the last remaining preserve of those who cannot accept or recognise what the changing demographic means for land development on prime sites, which the remaining few central beer bars complexes occupy. It's not like it hasn't already been happening for the last decade. Wake up and smell the overpriced coffee now being sold in your former favourite tin shack beer bar.

For overpriced coffee we can go to starbucks....

Exactly my point, and sit beside young Asian tourists on their mobile phones enjoying the replication of their home city chain venues and prepared to pay those prices. They're equally likely paying significant cash a night on their mini break to stay at a modern central hotel erected on the site of a former long standing low rise well remembered Pattaya business that simple economices got ahead of.

The absence of street activity in town at the moment makes you notice even more how many examples of this development change are still currently ongoing.

A new 7/11 has opened on the North end of Beach Rd between Gullivers and the Green Tree.
