Could this be the Final nail in Pattaya's coffin ??

Hi All,

Bit of a heavy topic, but it's worth discussing. If the whole Thailand-Cambodia situation really blows up into a proper war, what's that going to do to our beloved Pattaya?

Could this be the big one – the "final nail in the coffin" for the Pattaya we've all come to know (and sometimes grudgingly love)? Or are we looking at a double whammy, with even more hoops to jump through for visas and staying put?

I'm not trying to be a doomsayer, but let's be honest, Pattaya hasn't exactly been on a strong rebound after various setbacks and new rules over the past 15 years. So, is this the "final swan song," or will we just collectively stick our heads in the sand and pretend it'll all be fine?

Don't worry my friend. 

 

Thailand's military is far superior to the little brother Cambodia.

 

Maybe Thailand's Prime Minister should do a Trump (take Canada) and take control of Cambodia, extending Isaan to Vietnam.

Cambodia still hates VN for invading and bringing Pol Pot to an end, even if it did save their ass.  I would suspect the Chinese entrepreneurs who run the casinos in Sihanoukville et al are in contact with the powers that be in Bkk to buy a protection agreement.

How will it affect Pattaya?  Less Cambo hawkers I guess.  Are there bars that specialize in Cambodian girls?

 

Do bear in mind modern Pattaya's roots are in the military.

I don't think real estate projects had much influence over the OP's waffling.

Unless the beer soaked expats (God, I wish I was one of them) start hearing bombs exploding over the bar music, I doubt they will be slipping off there bar stools for anything other than a pee break.

    Lots of housing is being built and it is not sitting empty.  I have lived in 3 housing projects so far and they have all been bought out.  I am now on my 4th and it's the same, with Phase 3 going up next door.  With all 4 projects, it's been a UN of owners, with expats from lots of different countries.   

    Spouse and I are friends with one of the developers and she, alone, has built at least a dozen projects in the last few years, including one we have owned at, which is how we met her.  They have all sold out and she has at least three or four new projects under construction now or about to start.  Obviously, if the houses weren't selling she could not keep building.

   That's just single-family housing projects.  I haven't even touched on the condo construction boom, with more projects on the books for the next few years.  I'm not seeing any nails--or coffins--and I do get out much. 

And you haven't even mentioned all the massive condo projects on the bright side of town... built and still under construction during and since Covid. 

 

"final nail in the coffin". What a load of cr*p. I'm still waiting for the first nail to arrive. I've been here for 20 years, and the place is booming more than ever.

   I did touch on them in my final paragraph but you are right, lots of construction on the bright side, as well.  I posted a thread recently on Pattaya condo projects past and future and there were a number of large ones listed for the next few years, in addition to the ones under construction now.  If you have been here 20 years, you probably fondly remember, as I do, the annual "Is Pattata Dead" threads on Thai Visa.  Answer, then and now:  No.

I agree with the basis of your post - a full out war will result in a massive negative affect on Expats across the country. I see many posters are responding about the current situation, but if it does escalate to war, Thailand will revert to Martial Law and all things about us will be impacted.  Just like during Covid when Expats here were treated dismally and unfairly (I got out early), the situation under such a situation will not be good.

Overall, the commencement of a full-on war will push more Expats to leave and less Expats to come here for sure.  More than if in 2026 if they do impose income taxes on all Expat's global income under their new world-wide taxation system - if/when they get it commenced.

have funds or get a proper visa/extension then you don't need a border bounce.
